We hold one licence and do one thing ourselves. Everything else is handled by a licensed partner we have worked with and will stand behind.
Buying
The question is not whether the building is a good address. It is whether that layout, on that floor, with that view, performs on short term rental. We read the unit against what comparable units actually earn, in our portfolio and in the market data we track, and tell you what we see. If it works, we introduce you to a licensed broker who has the stock.
Furnishing
An empty apartment is the slowest part of the process, and the part where owners lose the most to bad decisions. We set the specification, down to the list, and introduce the partner who has furnished every apartment in our portfolio. We sign off the result before your first guest sees it.
Operating
This is the part we hold ourselves. Listings and channels, pricing, guest communication, cleaning, maintenance, compliance, and one monthly statement where every dirham is reconciled.
Selling
When you decide to sell you are not starting from zero. You have an operating record, a maintained apartment and photography that already exists. We prepare all three, hand the mandate to a licensed brokerage partner, and stay in the conversation until it closes.

Do you sell property?
No. We are a short term rental operator with a DTCM Holiday Home licence. Property brokerage is regulated separately and is done by our RERA licensed partners. What we do is prepare the unit, prepare the operating record, make the introduction and stay involved until it closes.
Can I sell while the apartment is under short term management?
Yes, and that is one of the reasons owners choose short term over a long term tenancy. With a twelve month tenant in place you cannot easily recover the apartment before the lease ends. Under our management the apartment stays yours to sell, and viewings can be arranged around the calendar.
Will you tell me to sell if that is the right answer?
Yes. It costs us the unit and we will still tell you. If a long term tenancy suits your situation better, we will say that too.
I am buying. Can you tell me whether a unit works on short term?
That is the part we are useful for. We read the unit against what comparable units actually earn, using our own portfolio and a market database we keep building and enriching, and we tell you what we see, including when the answer is no. We do not value property and we do not quote a price. The broker prices it, we tell you what it earns.
Is Mahogany licensed with DTCM?
Yes. Mahogany has been licensed with Dubai’s tourism authority, DTCM, since its creation. Every home we manage operates under an official holiday home permit, fully within Dubai’s regulatory framework.
Am I protected if a guest damages my property?
Yes. Stays booked through our platforms carry protection. Airbnb’s AirCover covers hosts up to USD 3,000,000 in damage protection, alongside security deposits, guest screening, and smart locks on every door. We document each stay and handle any claim for you.
How and when do I get paid?
Monthly, with a clear statement of every booking, every fee, and every number. No filters.
Can I still use my own property?
Of course. Tell us your dates and we block the calendar. Your home remains yours.
What does your management fee cover?
Setup, listings, pricing, guest support, housekeeping scheduling and organisation, maintenance coordination, and reporting. The fee is twenty per cent of the net payout. We only earn when you earn.
How quickly can my property go live?
Between ten and fifteen days from signing. Permit, styling, photography and listings included.
